Job Description

Market Research & Strategy Proposal (25%)

  • Research market and industry trends in fields such as: commercial services, hospitality, residential real estate, industrial real estate… and propose new investment opportunities/projects.
  • Conduct in-depth research on potential land funds in provinces and cities, assess suitability with logistics supply chain or real estate and industrial park development orientation of the Group.
  • Plan strategy for land fund penetration and development, expand investment portfolio to real estate, industrial parks and hospitality sectors

Financial Analysis & M&A Support (35%)

  • Conduct financial analysis for investment projects and M&A transactions, build financial models, analyze NPV, IRR, payback, sensitivity, risk assessment, analyze operational efficiency & costs.
  • Support development of investment proposals, pre-feasibility and feasibility reports, dossiers for submission to CEO/Board of Directors. Analyze transaction structure options, valuation strategy, cooperation methods

Project Appraisal & Inter-departmental Coordination (20%)

  • Participate in enterprise/partner appraisal (commercial due diligence) in coordination with Legal, Finance, Operations departments. Close coordination with Legal, Finance, Investment in all M&A activities and project development

Implementation Management & Optimization (20%)

  • Support implementation of Group strategic projects
  • Monitor post-investment effectiveness, propose optimization and restructuring if needed
Job Requirements

Education

Graduate in Finance, Economics, Investment, Logistics or related fields. (Preference for candidates with additional qualifications/certificates in valuation or real estate)

Experience

Minimum 7 years in market R&D, project development or strategy consulting. Experience in logistics/maritime sector and practical experience in real estate/industrial park is an advantage

Understanding of land law, planning and real estate market cycles.

Knowledge of business models in maritime, healthcare, real estate sectors… is an advantage

Track record in implementing feasibility studies (FS) and closing successful large-scale projects in real estate, industrial parks or logistics sectors

Professional Skills

Research skills: Ability to handle large datasets, build financial forecasting models and assess market risks independently.

Proficiency in financial modeling, Excel, Power BI or analysis software

Willingness to travel: Demonstrate readiness to travel to provinces/cities for on-site surveys, land fund assessment and project evaluation when requested by leadership

Soft Skills

Strategic thinking: Synthesize, critique, and improve to propose breakthrough solutions
Project management: Plan, coordinate multiple departments, and monitor KPIs using tools such as Power BI, Tableau, or Excel

Communication and negotiation: Present and professionally debate with partners and government agencies, in both Vietnamese and English

Proficient English: IELTS ≥ 6.0, TOEIC ≥ 650, or equivalent

Nghiên cứu Thị trường & Đề xuất Chiến lược (25%) 

  • Nghiên cứu thị trường, xu hướng ngành trong các lĩnh vực: dịch vụ thương mại, khách sạn, bđs dân dụng, bđs công nghiệp… và đề xuất các cơ hội đầu tư/ dự án mới.
  • Nghiên cứu sâu các quỹ đất tiềm năng tại các tỉnh thành, đánh giá sự phù hợp với chuỗi cung ứng logistics hoặc định hướng phát triển BĐS, KCN của Tập đoàn. 
  • Hoạch định chiến lược thâm nhập và phát triển quỹ đất, mở rộng danh mục đầu tư sang lĩnh vực Bất động sản, KCN và Khách sạn 

Phân tích Tài chính & Hỗ trợ M&A (35%) 

  • Phân tích tài chính cho các dự án đầu tư và thương vụ M&A, thực hiện xây dựng mô hình tài chính (financial model), phân tích NPV, IRR, payback, sensitivity, đánh giá rủi ro (risk assessment), phân tích hiệu quả vận hành & chi phí.
  • Hỗ trợ xây dựng đề xuất đầu tư (Investment Proposal), báo cáo tiền khả thi & khả thi, hồ sơ trình Ban TGĐ/HĐQT. Phân tích các phương án cấu trúc thương vụ, chiến lược định giá, phương thức hợp tác

Thẩm định Dự án & Phối hợp Liên phòng ban (20%) 

  • Tham gia thẩm định doanh nghiệp/đối tác (commercial due diligence) kết hợp với phòng Legal, Finance, Vận hành. Phối hợp chặt chẽ với Legal, Finance, Đầu tư trong mọi hoạt động M&A và phát triển dự án 

Quản lý Triển khai & Tối ưu hóa (20%) 

  • Hỗ trợ triển khai các dự án chiến lược của Tập đoàn  
  • Theo dõi hiệu quả sau đầu tư, đề xuất tối ưu và tái cấu trúc nếu cần 
Yêu cầu công việc

Học vấn

Tốt nghiệp chuyên ngành Tài chính, Kinh tế, Đầu tư, Logistics hoặc các ngành liên quan. (Ưu tiên ứng viên có thêm bằng cấp/chứng chỉ về Thẩm định giá hoặc Bất động sản)

Kinh nghiệm

Tối thiểu 7 năm trong công tác R&D thị trường, phát triển dự án hoặc tư vấn chiến lược. Có kinh nghiệm trong lĩnh vực logistics/hàng hải và kinh nghiệm thực chiến mảng BĐS/KCN  là một lợi thế 

Am hiểu về luật đất đai, quy hoạch và chu kỳ thị trường BĐS. 

Hiểu biết về mô hình kinh doanh trong lĩnh vực hàng hải, y tế, bất động sản… là lợi thế

Có track-record (thành tích) thực tế trong việc thực hiện các báo cáo khả thi (FS) và chốt deal thành công các dự án quy mô lớn thuộc mảng BĐS, KCN hoặc Logistics

Kỹ năng chuyên môn

Kỹ năng nghiên cứu: Có năng lực xử lý số liệu lớn, xây dựng mô hình dự phóng tài chính và đánh giá rủi ro thị trường một cách độc lập. 

Thành thạo financial modeling, Excel, Power BI hoặc phần mềm phân tích

Sẵn sàng đi công tác: Thể hiện tinh thần sẵn sàng đi công tác các tỉnh/thành phố để trực

tiếp khảo sát thực địa, đánh giá quỹ đất và các dự án khi có yêu cầu từ Ban Lãnh đạo

Kỹ năng mềm

Tư duy chiến lược: Tổng hợp, phản biện, và cải tiến để đề xuất các giải pháp đột phá
