Job description
1. Implement budget preparation/update construction project budgets:
- Participate in building investment rates for Group project models;
- Participate in calculating construction investment rates and preliminary calculation of construction costs for conceptual design options;
- Prepare budgets based on conceptual design drawings including volume extraction, price assembly, price analysis and comparison;
- Analyze and compare construction costs of design options optimized for cost efficiency;
- Check and review construction budgets of consulting units; estimate documents, preliminary estimate documents, total estimates of design documents.
- Participate in building and updating standard unit price sets.
2. Control and update construction project budgets:
- Provide approved construction budgets to the project management office (GMD) for implementation and management;
- Review implementation design against approved construction budget;
- Control budget updates for projects when there are changes in functional use, legal adjustments, handover standards, project schedule, significant exchange rate fluctuations, design changes and project budgets that are exceeded without being balanced;
- Participate in training and implementing current/new Group systems.
3. Prepare tender documents (design documents, BOQ) in accordance with regulations
- Coordinate with relevant departments to review and ensure accuracy of documents
- Participate in clarifying scope of work, tender BOQ, obstacles and conflicts during the bidding process.
4. Control additional items and quantities:
- Manage and control additional items and quantities during project implementation to ensure they are within the approved budget
5. Perform other tasks as required by superiors.
Requirements
Qualifications
Bachelor's degree or higher - Major in Construction Engineering/Roads and Bridges/Construction Economics
Knowledge:
- Understanding of the real estate business field;
- Knowledge of materials and construction costs;
- General knowledge of construction engineering techniques including structural, infrastructure and architectural disciplines.
Professional Certificates:
Professional Experience:
- Over 08 years of experience in construction supervision and management, of which over 05 years in the field of cost estimation and construction budget preparation;
- Priority given to candidates with experience working in real estate-related fields.
Management Experience:
Skills:
- Ability to negotiate, bargain and communicate, build good relationships;
- Ability to forecast and manage risks, manage changes;
- Ability to analyze, judge and solve problems/disputes;
- Ability to set objectives, organize, lead, control and develop staff;
- English communication ability; Proficiency in MS Office (Word, Excel, PowerPoint, etc.).
