Job description
1. Participate in building plans to develop effective investment opportunities:
1.1 Participate in searching for and collecting market information, project information, land fund development information, legal status, regional market, planning information, competitive information,… to propose and capture investment and business opportunities;
1.2 Conduct preliminary assessment of potential projects (legal status, design ideas, capital mobilization capacity, market, customer base, competitors, product development orientation and pricing, issues related to management and operation activities);
1.3 Conduct feasibility study reports to identify potential projects in line with the Group's policies and development strategies.
1.4 Submit investment policy approval (FS0)."
2. Participate in appraising and proposing investment opportunities:
2.1 Coordinate with specialized departments to conduct investment appraisal (Investment Paper - FS1):
- Key documents of potential projects;
- On-site surveys, planning ideas and parameters, implementation schedule and business plans;
- Legal status and development of project legal implementation roadmap;
- Financial document risks, accounting – tax;
- Detailed cash flow plan for implementation, mobilization plans, capital sources and investment cash flows;
- Market information, customer base, competitors, product proposals and pricing;
- Issues related to management and operation activities;
- Prepare investment appraisal reports.
2.2 Establish, consolidate and perfect investment structure; Cross-check investment documents with approved investment structure;
2.3 Submit investment decision approval (FS1)."
3. Manage the implementation of project investment deployment:
3.1 Coordinate with specialized departments to carry out procedures for buying and selling investment projects according to approved investment decisions. Identify, assess and handle emerging risks throughout the investment implementation process;
3.2 Implement negotiations, discussions and monitor the signing of framework agreements, purchase and sale contracts, agreements and other related legal documents according to negotiation results;
3.3 Fulfill payment obligations and capital contributions in accordance with agreements, plans and corresponding to the rights to receive projects and enterprises ("Complete handover");
3.4 Receive project handover, perform work after completing handover including: premises, assets, legal documents, seals, accounting documents, personnel documents, management systems, information technology systems… and other handover work from partners;
3.5 Organize periodic inspections and controls of investment projects cooperating with partners participating in capital contributions; Update the list of investment projects under responsibility, update investment status, business and project effectiveness after investment. "
4. Evaluate investment projects and propose investment exit plans:
4.1 Evaluate investment projects and propose solutions to exit investment projects (ineffective or not feasible for project implementation);
4.2 Participate in carrying out procedures to sell investment projects according to approved plans;
4.3 Prepare reports updating status, list of existing investments and propose adjustments to investment portfolio."
5. Perform other tasks as required by superiors
Requirements
1 Qualifications
- Bachelor's degree / Master's degree or higher in Business Administration, Finance, Banking, Foreign Trade, Law or equivalent.
2 Knowledge:
- Deep understanding of investment and real estate development;
- In-depth knowledge of Finance, Investment, Buying and selling and merging real estate projects, project management;
- Knowledge of real estate investment law; enterprise law; housing law; land law and documents related to Investment, Buying and selling and merging, Real estate business."
3 Experience:
3.1 Professional experience
- Over 08 years of experience in investment; 02 years of experience in equivalent positions at Real estate Companies/Groups;
4 Skills:
- Strategic thinking through planning, analyzing investments in projects and/or industries, markets;
- Negotiation, discussion and communication skills, building good relationships;
- Ability to forecast and manage risks, manage change;
- Ability to analyze, judge and solve problems/disputes;
- Ability to set objectives, control work progress;
- English communication skills; Proficiency in MS Office (Word, Excel, PowerPoint…).
