Job description
1. OPERATIONS MANAGEMENT
- Plan management: review periodic plans, target plans and other plans – monitor implementation and ensure plans are executed correctly.
- Risk management: control compliance with fire safety, environment and other requirements during operations.
- Ensure implementation of departmental compliance checklists, ensure legality in all activities.

3. SERVICE QUALITY
- Control daily service quality of the mall and tenants.
- Conduct periodic site checks according to plan, handle violations related to service quality.
- Monitor remediation after general inspections and site checks.
- Evaluate and propose actions to improve service quality.
4. COST MANAGEMENT
- Have Opex/Capex cost management plans according to schedule.
- Implement approved Capex renovation packages.
- Control Opex expenses to ensure compliance with approved budget.
5. MARKETING AND COMMUNICATIONS
- Develop and approve quarterly Marketing and Trade plans.
- Implement Marketing plans according to chain programs.
- Work with Advertising Business/Trade Marketing to develop attractive programs for the mall.
- Monitor and implement other plans: customer surveys, tenant surveys, etc.
6. TENANT MANAGEMENT AND BUSINESS STATUS
- Chain tenants: work on debt, business development and marketing plans, handle issues (rent, renewal, termination, etc.).
- At each mall: understand the business status of shops and propose solutions to strengthen competitiveness and attract customers.
- Work with Business Department/Business Director on planning and shop relocation within the mall.
7. HUMAN RESOURCES AND TRAINING
1.1 Organization system and budget
- Research and review organizational structure, personnel headcount, position map of departments and propose adjustments to ensure efficiency and high labor productivity.
- Develop and implement human resources policies (internal regulations, salary scale system, salary/bonus payment mechanisms, benefits schemes, etc.) to ensure compliance with regulations, regularly review and adjust to ensure competitive advantage compared to the market.
- Develop human resources budget plan in line with business plans; regularly review, adjust and monitor to ensure correct implementation and cost optimization.

Requirements
1. Qualifications & Education
- Age: 28-40
- Bachelor's degree or higher in Business Administration, Real Estate Management, Economics, Finance, Construction, Engineering or related fields.
2. Experience
- Minimum 5–7 years of experience in operations management, preferably with experience in shopping malls / retail real estate / hotels / mixed-use complexes / retail brands / education.
- At least 2-3 years in senior management positions (Head/Director/GM/Manager/CEO/COO)
- Experience managing multiple departments: Operations – technical; Security – sanitation; Customer care; Contractor & tenant management
- Customer service mindset & user experience (Customer Experience).
- Preferably fluent English.
