Currently, we are seeking excellent candidates for the TBP Field Real Estate position to supplement our management team to serve the Bank's specific business plan as follows:

2. MAIN RESPONSIBILITIES

  • Manage and direct the Field team specializing in processing and recovery of real estate/collateral assets.
  • Develop plans, allocate territories and organize the implementation of real estate portfolio processing according to assigned targets.
  • Analyze files, assess asset conditions, customers/persons managing asset use and develop appropriate approach and processing solutions.
  • Directly participate in processing complex real estate files, difficult to approach, non-cooperative customers or those with risk of disputes.
  • Direct and control the process of asset recovery and handover; ensure proper implementation of procedures, files and approved solutions.
  • Coordinate with Legal, Debt Processing, Valuation, Security and related units in the asset processing process.
  • Monitor progress, quality and effectiveness of each file processing; promptly identify obstacles and propose solutions.
  • Manage team performance: assign work, control KPIs, train, coach and evaluate personnel.
  • Consolidate, analyze and report real estate portfolio processing results; propose solutions to improve asset recovery and processing effectiveness.

3. CANDIDATE REQUIREMENTS

  • College/University degree or higher, preferably in Law, Finance – Banking, Business Administration, Real Estate or related fields.
  • At least 1 year management experience and 2 years experience in debt recovery, collateral asset processing, Field or equivalent fields.
  • Preferred candidates with practical experience in recovery and processing of real estate/mortgaged assets and handling debt files with collateral assets.
  • Experience managing teams, allocating territories, assigning and controlling KPIs.
  • Understanding of actual procedures for collateral asset processing, especially real estate; ability to identify legal issues/risks and asset conditions.
  • Good negotiation, persuasion, situation handling and problem-solving skills.
  • Ability to work independently, withstand high pressure and ready to directly participate in on-site case handling.
  • Decisive thinking, proactive, responsible and capable of organizing and coordinating work effectively.

2. TRÁCH NHIỆM CHÍNH

  • Quản lý, điều hành đội ngũ Field chuyên trách xử lý và thu giữ bất động sản/tài sản bảo đảm.
  • Xây dựng kế hoạch, phân bổ địa bàn và tổ chức triển khai xử lý danh mục BĐS theo mục tiêu được giao.
  • Phân tích hồ sơ, đánh giá tình trạng tài sản, khách hàng/người đang quản lý sử dụng tài sản và xây dựng phương án tiếp cận, xử lý phù hợp.
  • Trực tiếp tham gia xử lý các hồ sơ BĐS phức tạp, khó tiếp cận, khách hàng không hợp tác hoặc có nguy cơ phát sinh tranh chấp.
  • Chỉ đạo và kiểm soát quá trình thu giữ, bàn giao tài sản; đảm bảo thực hiện đúng quy trình, hồ sơ và phương án được phê duyệt.
  • Phối hợp với các đơn vị Pháp lý, Xử lý nợ, Định giá, An ninh và các đơn vị liên quan trong quá trình xử lý tài sản.
  • Theo dõi tiến độ, chất lượng và hiệu quả xử lý từng hồ sơ; kịp thời nhận diện các vướng mắc và đề xuất phương án giải quyết.
  • Quản lý hiệu suất đội ngũ: giao việc, kiểm soát KPI, đào tạo, coaching và đánh giá nhân sự.
  • Tổng hợp, phân tích và báo cáo kết quả xử lý danh mục BĐS; đề xuất giải pháp nâng cao hiệu quả thu giữ và xử lý tài sản.

3. YÊU CẦU ỨNG VIÊN

  • Tốt nghiệp Cao đẳng/Đại học trở lên, ưu tiên chuyên ngành Luật, Tài chính – Ngân hàng, Quản trị kinh doanh, Bất động sản hoặc các ngành liên quan.
  • Có từ 1 năm kinh nghiệm quản lý và 2 năm kinh nghiệm trong lĩnh vực thu hồi nợ, xử lý tài sản bảo đảm, Field hoặc các lĩnh vực tương đương.
  • Ưu tiên ứng viên có kinh nghiệm thực tế về thu giữ, xử lý BĐS/tài sản thế chấp và xử lý các hồ sơ nợ có tài sản bảo đảm.
  • Có kinh nghiệm quản lý đội nhóm, phân công địa bàn, giao và kiểm soát KPI.
  • Am hiểu thực tế về quy trình xử lý tài sản bảo đảm, đặc biệt là bất động sản; có khả năng nhận diện các vấn đề/rủi ro pháp lý và hiện trạng tài sản.
  • Có kỹ năng đàm phán, thuyết phục, xử lý tình huống và giải quyết vấn đề tốt.
  • Có khả năng làm việc độc lập, chịu được áp lực cao và sẵn sàng trực tiếp tham gia xử lý các vụ việc tại hiện trường.
  • Tư duy quyết đoán, chủ động, trách nhiệm và có khả năng tổ chức, điều phối công việc hiệu quả.
